True Story about bandit signs, real estate and SellPoint

I remember when I first started to invest in
houses here in Houston the No. 1 source for
leads was putting out 100 bandit signs each week.

Now in Houston that meant 100 degree days – hot
nasty sweaty days.

And TICKED off cops, neighbors and entire
communities.

I received mean threatening phone calls directed
at me and my family.

But they generated leads. Lots of leads.

I really thought I was automating the process when
I outsourced it to someone else, saving me a few hours.

It wasn’t until I found out how powerful the internet
could really be that I stopped putting those signs out.

I could now spend hours posting my deals to the internet,
the forums, Craigslist – all the spots where people
would find them.

Until now – Now there is this system called SellPoint.

NOW WAIT – you have a choice – you can be ticked off
at all the noise hitting your inbox about this system,
or you can take a deep breath and give it a test run.

I mean really – if for no other reason that to
give SellPoint a test run – heck it
broadcasts your property to over 40 of the most highly
trafficked websites in the world!

Look, if it’s not for you – can it. Throw it away.

But you should also think of all the things it can do for you
and all the flipping time and energy it can save for you.

It will certainly put you ahead of your competition.

Do you have to give up an email address – yes.

But trust me on this – it is worth it.

The Greatest Weasel Clause Your Contract Can Ever Have

This is Lesson 3 in Our Lease option Training

When you are doing Lease Options you have to be careful,
VERY careful, that you are well protected.

Let’s think about the risks that are involved when you pick up
a house from a seller:

They Don’t pay the underlying Mortgage and the house Forecloses

They sell the House to someone else, while your tenant is
in the property

You don’t find a tenant to rent to

The tenant tears the property up

You just flat can’t find an end buyer

There are a few things that can “happen” to make a deal go sour
so what to do?

Well, let’s take the Last One First:

What if it really isn’t a deal?  What if the deal turns out to be BAD?
What if you underestimated the time on the market – or even repairs
that “might” be needed?

What do you do Now?

Well – if you use this One Clause the Right Way you have
absolutely Nothing to worry about.

The cool thing about the clause?  It is perfectly legal
and is actually a part of the Promulgated Texas Real Estate
Commission – that means it “Official”

In other words forget about all that horse hockey about
adding 900 stupid clauses in your contract all designed to
trip up the poor seller.  Play right or go home, huh?

(Of course you should ALWAYS check with your Lawyer and your
state laws cause I am not an attorney.)

It also means you don’t look foolish trying to slip in something like:
Subject To Partner Approval – If the house needs more than $30 in repairs -
if the cat doesn’t turn around 3 times before laying down in the bath tub –
well you get the idea.

What is this magical clause?

Here it is.

“TERMINATION OPTION: For nominal consideration, the receipt of which is hereby
acknowledged by Seller, and Buyer’s agreement to pay Seller $ (Option Fee)
within 2 days after the effective date of this contract, Seller grants Buyer
the unrestricted right to terminate this contract by giving notice of termination
to Seller within days after the effective date of this contract.

If no dollar amount is stated as the Option Fee or if Buyer fails
to pay the Option Fee to Seller within the time prescribed, this paragraph will
not be a part of this contract and Buyer shall not have the unrestricted right
to terminate this contract. If Buyer gives notice of termination within the time
prescribed, the Option Fee will not be refunded; however, any earnest money will be
refunded to Buyer. The Option Fee (will) (will not) be credited to the Sales Price at closing.
Time is of the essence for this paragraph and strict
compliance with the time for performance is required.”

The good ole straight Option Clause – and guys – it does NOT make you look like
a fool trying to use it.

Someone once told me that you should always do things the right way and
appear professional at all times – it makes you stand out from the crowd.

This is one way you can do exactly that.

Lease Option Training – Part 2

Here is the 2nd Part of the Lease Option Training

Lets talk about finding some sellers.

Here is the reality – they are ALL around you.

Open the Newspaper – open the Internet and just look.

One simple little strategy is this – Call up the
For Sale By Owner’s and say this:

“I am calling about the home you have for rent”

If they snap at you and say it is only for sale –
tell them – sorry and you must have mis-read it and ask
if they would consider a Rent to own – if somewhat
interested – start to reel them in

Next – call up the listings that are For Rent and ask them:

“I am calling about the house you have for sale”

See where this is going?  You just say – “oh – I must have

mis-read it – would you be interested in a rent to own if
I can get you your full asking price?”

Will you have some angry owners?

Yes – get over it – some people are just born that way and
learn real quick to say NEXT!

Now look – I know in some states – like my home state of Texas
that selling on a rent to own is not the best thing to do – there
are WAY too many pitfalls -

BUT remember this – it is the SELLER that has to meet
all of the requirements not the buyer.  ;-)

Now – if you want to have people calling you then
one of the coolest things I have seen recently is

It’s Monday and I have to tell ya that
my family and I just hung around the house
all weekend doing a whole lot of nothing.

My youngest is really hammering me about putting
