<p>&#8220;dang &#8211; NOTHING went right!&#8221;</p>
<p><span style="font-weight: bold;">Which side of the fence are YOU on?</span></p>
<p>Here are 5 Ways to Finish Your Year Strong</p>
<p>1.  <span style="font-weight: bold;">Decide </span>what you want to do</p>
<p>I remember years back where a great Internet<br />
marketer send out some &#8220;teaser&#8221; material<br />
talking about <span style="font-weight: bold;">the Single </span><span style="font-weight: bold;">Most Powerful Word in the world<br />
</span>that has made more millionaires than any other.</p>
<p>The Word &#8211; Decide</p>
<p><span style="font-weight: bold;">Make a Decision </span>-</p>
<p>What are you going to change?</p>
<p>What do you Want to do with your life?</p>
<p>What is your Number One Goal?</p>
<p>Who Do You Need In Your Life To Make Your Goals Happen?</p>
<p>Who Do You Need To Get Rid Of?</p>
<p>Where do you see yourself 3 years from now?</p>
<p>What do you need to change?</p>
<p>2.  <span style="font-weight: bold;">Make the Changes</span></p>
<p>I have played on and off for YEARS on starting<br />
and staying on a diet &#8211; and NEVER stuck with it.</p>
<p>Last week I started &#8211; Smack Dab in the Middle<br />
of the Holiday&#8217;s &#8211; go figure huh? <img src='http://thequickhousebuyer.com/wp-includes/images/smilies/icon_wink.gif' alt=';-)' class='wp-smiley' /> </p>
<p>In my FIRST week I have lost 10 lbs.</p>
<p><span style="font-weight: bold;">TEN POUNDS!</span></p>
<p>Because I stuck with it. Now I have to&#8221;<br />
CRUSH it for the rest of the year.</p>
<p>If I quit now there is no other way to put it<br />
than I have failed myself.  Not Gonna Happen.</p>
<p>I dumped all the things that tempt Me.<br />
The Food that I love.</p>
<p>I got my wife to believe in Her Goals AND my goals &#8211; so<br />
we are taking the challenge together.<br />
And NOTHING or No One will sway us from those goals.</p>
<p>Which leads us to:</p>
<p>3.  <span style="font-weight: bold;">Get a STRONG Support staff around you</span>.</p>
<p>How many Yeses can You Give:</p>
<p>I have eliminated all the Negative Naysayers surrounding me.</p>
<p>I have turned to my TRUE Family and Friends for support.</p>
<p>I have personally selected my Mentors and those I study</p>
<p>who want the best out of me.</p>
<p>I Focus on the Positives &#8211; and throw the negatives away &#8211; FAST!</p>
<p>I have Eliminated those who expect me to work for nothing.</p>
<p>4.  <span style="font-weight: bold;">Success Leaves clues</span> -</p>
<p>My Oldest Daughter, an 18 year old College student, made the Decision<br />
to start her own business &#8211; an Entrepreneurial adventure &#8211; and I<br />
couldn&#8217;t be more proud of her.</p>
<p>She made the decision while here at home on break.</p>
<p>She set Goals for paying for her classes &#8211; and to have spending money.</p>
<p>She was no sooner back at school and in the first hour</p>
<p>had someone commit to being her first sale -</p>
<p><strong>#PROUDDADDY</strong></p>
<p>Can YOU picture yourself if YOU had made the right decisions at age 18? WOW</p>
<p>Who are YOU following &#8211; are they living how YOU want to live?</p>
<p>Have the things you want?</p>
<p>5.  <span style="font-weight: bold;">Take ACTION &#8211; Quick</span></p>
<p>When I started my diet &#8211; I got rid of everything that was Bad for me &#8211; FAST!</p>
<p>How about you &#8211; will you take Massive Action before the year ends?</p>
<p>Is there ANYTHING stopping you from having the kind of living you deserve?</p>
<p>I REALLY hope you don&#8217;t still have people telling you that It Can&#8217;t Be Done &#8211; because they really shouldn&#8217;t interrupt those of us who are Doing It.</p>

Well let&#8217;s ask this &#8211; <span style="font-weight: bold;">if someone held </span><span style="font-weight: bold;">a Gun to your Head and said Go talk to </span><br style="font-weight: bold;" /><span style="font-weight: bold;">Seller &#8211; would you do it then?</span>&nbsp;</p>
<p><span style="font-weight: bold; font-style: italic;">If you were given 2 weeks</span> and then<br />
it was YOUR house were being foreclosed on?</p>
<p>What would you do?</p>
<p><span style="text-decoration: underline;">The HARDEST thing to do is to take Action,</span></p>
<p>ANY Action, or find someone who will for you.</p>
<p>Did you know <span style="font-weight: bold;">you can find stay at home moms to </span><br style="font-weight: bold;" /><span style="font-weight: bold;">answer your phone </span>and talk to sellers for you?</p>
<p>And just pay them a commission.</p>
<p>These same people will <span style="font-weight: bold;">set up, compile and run </span><span style="font-weight: bold;">your direct mail<br />
campaigns</span>.</p>
<p>You can train people to look at houses for you</p>
<p>You can find someone in the Philippines to track<br />
down all the FSBO&#8217;s in your area or build a buyers<br />
list for you.</p>
<p>You can pay a Boy Scout Troop to hand out fliers and<br />
door hangers &#8211; and it will actually get done.</p>
<p>Realtors will be glad to work with someone they<br />
know and trust &#8211; and send Pocket Listings.</p>
<p>A simple Greeting Card and Brownies go a long<br />
way to cut through rough exteriors.</p>
<p>Get into a conversation with them on Facebook<br />
and don&#8217;t FORCE your investing down their throat,<br />
let it come natural.<br />
(You can be anyone you want to be on Facebook)</p>
<p>And then there is the Old Standby -</p>
<p>Do some Driving For Dollars &#8211; and write them a letter<br />
or send a post card.</p>
<p>But Bottom line &#8211; Do Something! Anything &#8211; This Weekend</p>

<p>I have to say that it has been a shock to my system as the day approaches and the time draws near.</p>
<p>And that I still see her as my little girl. And I am sure there are millions of Moms and Dad&#8217;s out there JUST like me right now.</p>
<p>If you are one of them &#8211; then I will say to hang in there &#8211; the sadness will only be for a little while.</p>

        <span style="font-weight: bold; color: #990000;">This week I mailed out about 2,500 Direct Mail Letters to Home Owners.</span><br />
<span style="font-weight: bold;">The criteria I looked for was as follows:</span></p>
<p>		1.  Built in 1998 and above. <br />
		2.  Had a loan of less than 7 years old <br />
		3.  Was priced up to $210,000 <br />
		4.  Owner Occupied <br />
		5.  Within a 2 mile radius or so of the primary &#8220;Zone&#8221; I was focused on. </p>
<p>I then created a Google Voice number JUST for this mailing, recorded a simple message, you may remember the old Joe Kaiser message from years back&#8230; less the private cell number being given &#8211; ran out of room on the recording.</p>
<p><strong>NO Website was given</strong></p>
<p>What would you be looking for on this kind of mail outs?<br />
Well &#8211; home owners that do not have a ton, if any, of equity.<br />
They also do not need, or SHOULD not need, a lot of repairs.<br />
So I am looking for someone that has been told they cannot really sell<br />
their house on the open market &#8211; because no agents will look at it.</p>
<p><strong>Buy Strategy:</strong> <br /> Looking at a Sub-To Deal, or a straight Option on the property.</p>
<p><strong>Exit Strategy: </strong></br> Sell With Owner Finance or Lease Option</p>
<p>What could I have done different:</p>
<p>Put on the letter that it was a 24-7 Recorded Message, that that really wouldn&#8217;t meet the format of the letter &#8211; Just Sayin&#8230;</p>
<p>What&#8217;s Next &#8211; Testing &#8211; and More Testing &#8211; to get a better response.</p>

<td>It was EASY to make money and look like a “genius.” Countless individuals piled up profits during these times,<br />
and then labeled themselves “experts.” Some even sold books<br />
or late-night infomercial products based on their new-found<br />
success.</p>

<p>Unfortunately, what they leave out is that in 2007 – when<br />
the real estate market totally tanked – their “system”<br />
stopped making money, and they lost a bundle.</p>
<p>And of course, those who were following their strategies<br />
also took a beating. Many literally lost everything they had.</p>
<p>So what does all this have to do with you?</p>
<p>Well, like many investors, David Montelongo (former star of<br />
A&amp;E’s hit show, Flip This House), was hit hard when the<br />
market took a dive.</p>
<p>Yet what I love about him is that:</p>
<p>1) He’s 100% honest about it … and …<br />
2) He did NOT let it stop him.</p>
<p>Rather than quit, David developed a radically new system<br />
called “deed flipping” that has allowed him to pile up some<br />
pretty impressive numbers … even during this recent<br />
depression.</p>

doesn’t require bank loans or debt of any kind).</p>
